The Conewago Township Planning Commission held their regular monthly meeting on Monday, July 28, 3003. Those present were:

The meeting was called to order by Vice-Chairman, David Coble at 7:33 PM. The agenda was reviewed with no changes.
MINUTES - JUNE 30, 2003 - A motion by Czuday second by Rozanski to approve the minutes of June 30, 2003 after adding Harry Rozanski to the attendance list. Motion carried.
RALPH & HELEN LUTTRELL - Laurel Woods Sketch Plan
John Melham, Melham Associates, presented a sketch plan of the remaining lands in Laurel Woods owned by Ralph and Helen Luttrell. The sketch plan shows a 740 ft. cul-de-sac with 18 building lots. After comparing the plan with the tax map, there were definitely some problems with the property lines. At this time Mr. Melham withdrew the plan until he can determine which land is really owned by the Luttrell's.
ERMO & VICTORIA R. SICHER - Preliminary/Final Subdivision Plan - Chestnut Road - Residential Country
The Sicher's are proposing to subdivide 8.5 acres into 2 lots. Lot #1 will be 7.845 acres, which already has a house on it, and Lot #2 will be 0.692 acres, which they are planning to build a house. The following waivers were acted on separately.
Waivers - Preliminary Plan - Section 403.1. A motion by Rozanski second by Hoerner to recommend approval of the waiver of the Preliminary Plan requirements. Motion carried.
Curbs - Section 606 & Sidewalks - Section 607. A motion by Rozanski second by Czuday to recommend approval of the waiver of Curbs & Sidewalks. Motion carried.
Existing Road Improvements - Section 613. A motion by Hoerner second by Rozanski to recommend to the Board of Supervisors that 3 feet of macadam would be acceptable due to the large tree and a well house being located in the right-of-way, however, a note shall be on the plan saying "In the future, if the road needs to be widened, any encroachment will have to be removed at the owners expense". Motion carried.
SUBDIVISION PLAN - A motion by Hoerner second by Czuday to recommend approval of Ermo A. & Victoria R. Sicher plan subject to the comments of Dauphin County' s review dated 7-28-03 and subject to the Township Engineer's comments dated 7-27-03. Motion carried.
ORDINANCE FOR SEXUALLY ORIENTED BUSINESS:
A motion by Hoerner second by Czuday to recommend approval of the Ordinance in the Wholesale Manufacturing area of the Township. Motion carried.
A motion by Rozanski second by Czuday to adjourn at 8:55 PM. Motion carried.
