The Conewago Township Planning Commission held their regular monthly meeting on Monday, March 28, 2005. Those present:

The meeting was called to order by Chairman Grubb at 7:30 P.M.
The agenda items were reviewed with no additions.
Minutes - January 31, 2005 - A motion by Coble 2nd by Rozanski to approve the minutes of January 31, 2005 as presented. Motion carried.
Robert Ebersole - Land Development Plan Waiver, Zoned Residential Country - 2429 Church Road, Hummelstown
Mr. Ebersole is proposing to erect a 3200 sq. ft. pole building for storage use on his 15 acres of land. A motion by Rozanski 2nd by Coble to recommend approval subject to the Township Engineer's approval related to storm water and subject to the Township Zoning Officer's approval related to set back lines. Motion carried.
Franklin Graybill, Jr. & J Virginia Graybill - Final Minor Subdivision Plan, Ag Zoning - 4871 Colebrook Road, Hershey
Mr. & Mrs. Graybill are proposing to subdivide 1 building lot from their 90 acre farm. Lot 1 will be 1.08 acres with frontage on Belaire Road. The following waivers are being requested.
Waivers:
Evelyn K Farver - Preliminary/Final Subdivision Plan, Zoned Commercial - 2843,2853,& 2857 Hershey Road, Elizabethtown
This property currently is on 1 deed with a house, restaurant, garage and selling storage buildings.
The intention is to subdivide the property into 3 individual deeds. Lot # 1 will be the single family house, Lot 2 will be the restaurant, and Lot 3 will be the garage and the remaining grounds.
The following waivers are requested:

Subdivision Plan: A motion by Rozanski 2nd by Coble to recommend approval of the plan subject to the Township Engineer's comments dated 3-14-05 and Dauphin County's review dated 3-15-05 also under comment #8 on the plan the total lot acreage needs to be corrected. Motion carried.
Mt Calvary Christian School Athletic Facilities - Final Land Development Plan Ag Zoning
- Hertzler Road, Elizabethtown
This plan will be used as an athletic field for various sports events for Mt Calvary Christian School.
Waivers:
Subdivision Plan: A motion by Coble 2nd by Bachmann to recommend approval of the plan subject to the Township Engineer's comments dated 2/28/05 and subject to Dauphin County's comments dated 10/20/03. Also we want to call attention to the traffic issue. Motion carried.
James K Foreman - Final Minor Subdivision Plan of Parcel #2 Previously Recorded as Final Minor Re-Subdivision Plan. Zoned Residential Country - 6647 Schoolhouse Road, Hershey.
Mr. Foreman is subdividing approximately 70 acres into 7 parcels along Schoolhouse and Cedar Roads. Lots ranging from 3 to 9 acres with the residual lands of approximately 40 acres.
Waivers:
English Estates- Sketch Plan - Zoned Residential Country - Deodate Road
Mr. English had a previous sketch plan for this farm, however, DEP claims there are too many nitrites and will not approve this for drinking water. Now they are coming in with another sketch plan which consists of 6 lots which are all 2.5 acres. No action taken.
Comprehensive Plan: It was decided to have joint monthly meetings with the Board of Supervisors starting April 6, 2005 beginning at 7:00 P.M.
Zoning Officer - Should the Zoning Officer be present at the Planning Commission meeting and should he be reviewing the subdivision plans for zoning issues. Township Engineer does not review the subdivision plans for zoning issues. A motion by Coble second by Bachmann that we have concerns about zonings issues on subdivision plans. A recommendation to the Board that the Township Zoning Officer or the Assistant Zoning Officer should be reviewing the plans and attend our meetings. Motion carried.
A motion to adjourn by Bachmann 2nd by Grubb at 9.18 P.M.
Next meeting will be April 25, 2005.
